10 Tips for Responding to Leads

1. Respond Quickly

In the day of instant information and entertainment, you, as a real estate professional, must be quick with all information and communication.

2. Pick up the Phone

We get it, you’re busy, but imagine losing out on a lead because you decided you “weren’t in the mood to talk”.

3. Respond in the same way a Lead was gained

The way your lead contacted you, is probably their preferred method of communication. Double check with them to be safe!

4. Make sure leads know how to reach you

They’re being so kind by giving you their business, make it easy for them to reach you. There should never be any question on how to contact you, these are big and emotional transactions for most clients.

5. Prove your value from the beginning

Show your knowledge, expertise, and touch from the jump. Make them feel secure and confident in who they’ve hired for the job!

6. Have your own questions

Why is now the right time to buy/sell? What are you looking for (Square footage, bathrooms, bedrooms, etc.)

7. Consider there are multiple decision-makers.

This one and the next one go hand in hand. There are multiple heads in most transactions, make sure everyone is on the same page. If you hear one thing from one party, confirm the news with all other parties.

8. Be patient

These are emotional, sensitive, and high-pressure times for your client. Pressure either busts pipes or makes diamonds, not every transaction is going to be a diamond, so keep a level head and remember where they are coming from.

9. Respect their schedule

Just like you, they have their own lives, to-do lists, etc. If they are only able to be contacted after 5 PM you should respect that, unless it’s an absolute emergency that is deal-altering, do not contact them! Your reputation and clients will thank you!

10. Make sure all leads are on your CRM

The worst thing you can do is lose a lead, not follow up, and make your client feel like they were just a transaction to you. You make them feel like family, they might just trust you to help theirs in the future!
